Toni Heiden-Moran is owner/broker for Heiden Homes Realty at 735 Rood Avenue in the historic downtown area of Grand Junction, Colorado. Toni worked for two leading real estate companies in Grand Junction prior to opening Heiden Homes Realty and Associates in the spring of 2003. While working as an associate broker, Toni won numerous awards, including top residential sales volume for Keller-Williams for the entire state of Colorado in 2001 and 2002. She’s also won sales awards for residential sales in Mesa County, and has attended numerous seminars and conventions sponsored by Better Homes and Gardens and the Colorado Association of Realtors. Toni has established many real estate and financial connections throughout the country by virtue of attending these conventions.

In May of 2005, Toni moved into the downtown Grand Junction building after purchasing the historic landmark in the revitalized downtown shopping park area. Several new and refurbished buildings have sprung up in the neighborhood, including a commercial real estate office and a federal credit union. Toni features 15 real estate agents in her spacious office building, and has room for more agents and staff as the business grows.

Growth is a near certainty, partly due to Toni’s experience and contacts, and partly due to the demand for property in Mesa County. The ongoing energy boom is increasing the average wage and the number of people looking for homes and business space. The average price for a three bedroom home has increased more than 50% in the past five years, and is expected to jump another 12% in 2006—even while values are reaching a plateau in many regions of the country. A survey by First American Title Company in Grand Junction indicates that the total dollar volume of Mesa County real estate sales in the first quarter of 2006 is 25% higher than the value sold in the first quarter of 2005. More than 20 properties sold for $1 million or more during this year’s first quarter. The Mesa County market is hot indeed, and real estate continues to look like a good investment for the foreseeable future. The energy sector workforce has more than quadrupled since 2000, and the oil shale and natural gas companies say they plan to continue to expand their workforces through the end of the decade.

Toni is a California native who’s called Grand Junction home for more than 30 years. She raised two sons, has been married to local media reporter Mike Moran for 9 years, and has four grandchildren. She’s adding two more grandkids this year, as son Trent is marrying Heiden Homes employee Melanie Mason, who has two young children.

Toni is active in the Kiwanis Club of Grand Junction, where she has served as a board member and helped initiate the annual Children’s Safety Walk. She’s treasurer for the German-American Club of Grand Junction, and helps organize the annual Oktoberfest celebration in downtown Grand Junction. She’s a member of the Italian Cultural Society, and is active in the St. Joseph Catholic Church parish, where she is a Eucharistic Minister and member of the Catholic Daughters organization. She also hosts Bunco parties at her downtown office.
