Whether you're a first-time homebuyer or a veteran at the process, there are several factors to consider when buying a home.
First, consider the fact that we're in a seller's market right now. That means making sure you have your letter of approval from your mortgage lender in place before you decide to make an offer or even start looking for homes to buy.
Next, consider choosing one or two "musts" to focus on. Is location more important than price? Is a two-story a deal breaker? Narrow down your "must haves" right away so that you don't waste your time, or your broker's, looking at houses that don't meet your absolutes.
At the same time, consider those items you're willing to give a little on. Is a "fixer" ok? Maybe there's a secondary location you're willing to consider? Provide your realtor with as much information as you can as far as what you can accept and what you can't.
In a seller's market, consider the fact that homes are moving fast. If you see one you are truly interested in, you need to be ready to make an offer as soon as possible.
